Worked example

A 250,000 loan at 5.5% over 25 years costs 1,535.05 a month. Over the term you pay 460,515 — of which 210,515 is interest, roughly 84% of the amount borrowed.

Amortisation means early payments are mostly interest and late payments are mostly principal. The monthly figure is constant; the split changes every month, which is why paying a little extra at the start saves disproportionately more than the same extra payment at the end.

What this calculator assumes

A fixed rate for the entire term, no fees, no overpayments, and interest calculated monthly. Variable-rate loans, arrangement fees and early-repayment charges all change the real cost, sometimes by more than the rate difference.
